Our real estate attorneys can assist you with any real estate transaction, big or small. Whether buying or selling a home, planning construction, or leasing commercial or industrial property, we provide prompt, dependable service and give your file the attention it deserves. Our long time associations with area lenders enhance the opportunities we can provide for our clients.

Purchase/Sales Transactions. We have extensive experience and can assist you in all aspects of buying and selling real estate from the very beginning through the closing. From reviewing listing agreements and drafting purchase agreements to issuing title opinions or title insurance, our team of attorneys can work with you, your realtor or lender to achieve the results you want. Contact one of our real estate attorneys BEFORE signing any agreements relating to those transactions. By enlisting the aid of one of our skilled real estate attorneys, you can be sure that your investment is free of hidden surprises while conducting your real estate transfer efficiently. We provide a full range of title insurance products and serve as designated agents for Old Republic Title Insurance Company. Attorney William Hoversten is the Examiner of Title for Waseca County.

Leasing & Exchanges. We represent both landlords and tenants on a wide range of leasing issues including industrial, retail, office and residential space. We also provide complete 1031 Exchange representation and services as a qualified intermediary for such tax free exchange transactions.

Development/Construction. Our attorneys assist clients in all aspects of land development, including zoning, land use planning, subdivisions, planned unit developments, common interest communities, construction contracts, and the preparation and review of restrictive covenants. We also have extensive experience in resolving disputes that arise from construction projects, including mechanics liens and claims involving defective work.

Eminent Domain/ Condemnation. We have represented both individuals and municipalities in land takings for streets and easements.

Agricultural Use. We routinely represent farmers from Steele, Rice, Waseca, Dodge, Freeborn, Blue Earth, and Mower Counties with real estate matters. Our real estate attorneys can draft agricultural leases, drainage tile agreements, and conservation documents. We have also assisted many clients with farm sales by bid, county ditch and watershed district proceedings, environmental regulation and pollution control.

Real Estate Disputes. If a dispute arises regarding boundary lines, the breech of an agreement or restrictive covenant, or the ownership interest of your property, our real estate attorneys can represent you in a quiet title action or other litigation to preserve your rights as a land owner.
